Maybe you have a few questions. That’s okay; most people do. So here’s a quick collection of some of the questions people ask us… along with our answers. If you still have a question, don’t hesitate to contact us (or give us a call) and we’ll be happy to answer it for you.
Q: Will you be listing my house on the MLS or actually buying it?
A: Great question. We’re not agents, and we don’t list houses. We are professional home buyers: We buy houses in the Kansas City area that meet our purchasing criteria. From there we may repair the house and resell it to another homeowner or keep it as a rental ourselves.
Q: What is a Title Company and what do they do?
A: Title companies are the unsung heroes of the real estate world. Their job is to serve as a neutral third party between the seller and buyer to facilitate the sale of your house. A simple explanation is that they make sure the seller (you) gets paid, and the buyer (us) receives ownership of the house. This protects both you and us! Another task title companies have is to ensure all the paperwork is filed appropriately with the local city/county government to “record” the sale. As you can imagine, the title companies don’t work for free! But don’t worry, we pay all of the fees so they don’t come out of your cash offer!
Q: What if I don’t live in Kansas City, but want to sell a house I own there?
A: This is actually pretty common, and just as easy if you lived here! We will evaluate the property like normal, and then chat on the phone instead of meeting face to face. When it is time to do the “closing documents”, the title company will send everything to you with instructions, and an overnight label to return them. They can also send your payment via bank wire transfer so you are paid as soon as possible.
Q: What if the property I want to sell is currently rented?
A: No problem! We regularly buy houses that are currently rented. We will work with you and the tenants to find a convenient time to swing by and evaluate the property. We work hard to keep our visits quick and not bother the tenants!
Q: How do you determine a fair price to offer on my house?
A: Our prices are always determined by the after repair market value of your home. There are many factors that go into the offer that we come to. Factors such as the location, size of the home, the home’s current condition, along with how much comparable homes are selling in your area. Since we typically have to make some sort of repairs to the property, these costs must always be accounted for when we are calculating the price we can offer. In our experience, many sellers aren’t necessarily expecting a large “windfall” on the property but rather appreciate that we can offer cash, we close very quickly (no waiting for financing), and no time or effort or expense is required on your part of fix up the property or pay agent fees. We guarantee that you will receive our highest and best offer in relation to the price that your home will bring after we completely renovate it.
Q: Is there any obligation when I submit my info?
A: Absolutely not. We use your property information simply to allow us to review the home and get an idea of it’s current state/condition; this way we can reply to you with our highest and best cash offer for your home. It’s up to you to decide if you’d like to accept our offer. Our services are always FREE.
Q: Are there any fees or commissions to work with you?
A: This is what makes us stand out from the traditional method of selling your house: There are NO fees or commissions when you sell your house to us. We’ll make you an offer, and if it’s a fit then we’ll buy your house (and we’ll often pay for the closing costs too!). No hassle. No fees.
